OPRA Projects were engaged to complete three floors of make good works to The Quadrant, including tenancy, bathroom and lobby strip-out. An additional floor was added after award; a decision made based on pressures on the programme and OPRAs performance on site.
Works included the installation of new electrical and security systems and refurbishment of existing mechanical and hydraulic systems. All works were delivered with zero disruptions to an occupied building. New bathrooms and lobby tiling, stone, glazing and joinery, as well as new architectural finishes, completed the scope.
The Quadrant – a premium A-Grade building – also had unique site constraints. Height restrictions in the goods lift and basement were mitigated through close liaison with subcontractors and The Quadrant facilities team. This reduced impact on an already compressed programme.
