Initially built in the 1980s, 14 Hasler Road required significant refurbishment upgrades internally and externally to create a modern and user-friendly office environment for the staff of Racing and Wagering WA (RWWA).
The project was an invasive upgrade that included structural work, a complete services upgrade, a revised layout to both levels, new engineering services, and external hard and soft landscaping.
The works involved a complete strip out of all services and partitions back to ‘cold shell’, with the fit-out works including but not limited to:
- Complete full-service upgrade
- Fire-rated comms room with dedicated CRAC Units, MASDS Fire detection and gas suppression systems while maintaining an operational comms room on-site.
- New open-plan workspaces,
- 16x new meeting rooms with dedicated AV
- New End of Trip facilities and bathrooms, including a secure bike store
- Creating an open void space to construct a ‘Grandstand’ area with new stairs, custom balustrade, and relocated lift shaft.
- Two dedicated breakout spaces (one on each floor)
- Full repaint of external building, carparks, landscaping to courtyard and refurbishment of existing carparks
- Relocation of lift to an alternative point
- Removal of backup diesel generator and tank
This project has now moved 14 Hasler Rd from an end-of-life asset to a building that operates as a new building. Both in terms of its performance, energy use, workplace environment, staff amenities and workplace performance.
